Prices for new homes include 13.5% VAT, which the register leaves out. Medians leave out sales the register marks as not at full market price. Sales are filed under a town by their address, so a few may be placed in a neighbouring town. The register is filed by the purchaser's solicitor and may contain errors; it is not a valuation.
